What happens to my lot if I move off-island for work for a few years?

Nothing changes. Your freehold title is registered permanently in your name at the Cayman Islands Government Land Registry, regardless of where you live. There is completion costs disclosed before title transfer in the Cayman Islands, so there are no ongoing Government costs while you are away.

Can two or more Caymanians co-buy a lot and use the group first-time concession?

Yes. Under the Stamp Duty (Rates of Duty) Regulations, 2025, a group of 2 to 10 Caymanian first-time buyers qualifies for raised thresholds on raw land: - 0% up to CI$450,000 - 3.75% on the portion between CI$450,001 and CI$550,000 - Standard 7.5% above
Every named buyer on the title must be an eligible first-time Caymanian buyer. Siblings, cousins, parent-and-adult-child, or unrelated first-time Caymanians can co-buy together.

Can I pay my monthly instalments from a Cayman Islands CI$ bank account?

Yes. Oasis Land Development Limited prices lots and invoices in US Dollars, but Caymanian buyers routinely pay from a local CI$ account. Your bank applies the standard CI$-to-USD conversion (US$1.25 = CI$1.00) at the time of each payment, and the net USD amount lands on your payment plan.
Most buyers set up a monthly standing order from their CI$ account to cover the 72 instalments. The $250 USD reservation fee goes via secure Stripe (credit card or bank transfer), and your deposit can be sent by bank transfer, standing order, or Wise, whichever is easiest for you.

How do I add my spouse or children to the title for inheritance?

You have two practical options:
1. Hold the title in joint names from the start. When you reserve, name every intended co-owner on the purchase agreement. All co-owners sign at exchange, and the title is registered jointly at the Cayman Islands Government Land Registry at transfer. Cleanest for inheritance.
2. Transfer or gift names onto the title later. A later change is processed through the Lands & Survey Department and typically triggers its own stamp duty assessment on the gifted or transferred portion. A Cayman Islands attorney can structure the timing to match your circumstances.

Yes. Every Oasis lot is pegged at the four corners so you can walk the boundary on-island before paying anything.
There are three ways most Caymanian buyers do this: 1. Arrange to meet our team on-site. 2. Visit on your own, we send you the GPS pins for the four corners and a site map, either by WhatsApp or email. 3. Request a video walk-through, for family members who are off-island and want to see the lot before you reserve.

Can Oasis introduce me to a licensed Caymanian builder when I'm ready to break ground?

Yes. Oasis Land Cayman Limited maintains working relationships with licensed builders across Grand Cayman, Cayman Brac and Little Cayman, every one of them holding a current Cayman Islands Planning Department registration and Trade & Business Licence.
How it works: 1. When you are ready to build, WhatsApp or email our team. 2. We introduce you to 2 or 3 builders suited to your lot location, footprint and budget. 3. You choose, quote, and contract directly with the builder you prefer.
Oasis is not the builder and does not take a referral fee or commission on construction. The build contract sits entirely between you and your chosen builder, and Oasis steps back once the introduction is made.
I already own with Oasis, what does the second-plot offer look like?

Oasis Land Development Limited runs a second-plot offer for existing owners. The current terms vary by development and change over time, so the most accurate answer is always a short conversation with our team at Oasis Land Cayman Limited.
In broad terms, existing owners may see a preferential deposit structure, a reduced reservation window, or a discount on a second lot at a different development (for example, a Grand Cayman owner picking up a Cayman Brac or Little Cayman lot).
Two things to note: 1. Government stamp duty. First-time-buyer concessions apply only to your first Caymanian freehold purchase. Your second lot attracts standard rates (7.5% below CI$2 million; 10% at or above CI$2 million from 1 January 2026). 2. Your purchase agreement. You sign a fresh purchase agreement with Oasis Land Development Limited for the second lot, your existing plan is unaffected.

What stamp duty concessions are available for Caymanian buyers?

The Cayman Islands Government offers significant stamp duty concessions to qualifying Caymanian buyers of raw land at title transfer. Under the Stamp Duty (Rates of Duty) Regulations, 2025, the current thresholds (in CI$) are:

Concessions are set by Government, applied at title transfer by the Cayman Islands Lands & Survey Department, and are not administered by Oasis. Eligibility is determined by Government, not by us.
