The Government Land Registry uses a modern cadastral system with unique block and lot numbers, guaranteeing a clear, undisputed title for every landowner. Purchasers can also register a caution on the title during the payment period, preventing unauthorised transactions. Overseas purchasers enjoy the same ownership rights as Caymanian citizens with no restrictions or special permits required.

Completion Costs Disclosed

Freehold land in the Cayman Islands carries completion costs disclosed before title transfer, for Caymanians or for anyone else. Stamp duty is paid once to the Cayman Islands Government at title transfer, and the rate depends on who is buying and the value of the land.

  • Non-Caymanian buyers: 7.5% standard rate; 10% at or above CI$2 million (effective 1 January 2026).
  • First-time Caymanian concessions (raw land): 0% up to CI$250,000 (single) or CI$450,000 (group of 2–10); 3.75% on the next CI$100,000 band; 7.5% above.
  • Second-time Caymanian concessions (raw land): 3.75% up to CI$300,000 (single) or CI$550,000 (group of 2–10); 7.5% above.

Concessions are set by the Cayman Islands Government and applied at title transfer by Lands & Survey, not by Oasis. Confirm eligibility with an independent Cayman Islands attorney.
