Choose your lot and pay a fully refundable $250 reservation fee. Your lot is held for 10 days while you review the paperwork.
Step 2: Due Diligence and Agreement Review
Oasis Land Cayman Limited emails your full Agreement of Purchase and Sale, survey, and Land Registry extract. Review at your own pace and instruct an independent Cayman Islands qualified attorney if you wish.
Step 3: Sign and Complete Compliance
Sign digitally via DocuSign. Complete the standard identity verification (AML / KYC) and Source of Funds checks required for any registered land transaction in the Cayman Islands.
Step 4: Pay Your Deposit
Your Purchase Agreement is formally secured and your 0% interest payment plan begins.
Step 5: Registered Title
Once the plan is complete, title is recorded in your name at the Cayman Islands Government Land Registry. The one-time 7.5% Cayman Islands Government Stamp Duty (or the applicable Caymanian concession) and the $1,520 Legal Administration Fee fall due at this stage.
The reservation fee holds the lot for 10 days while you review the Agreement of Purchase and Sale, the Land Registry extract, and the survey. The fee becomes non-refundable only once you sign the Agreement of Purchase and Sale and complete the deposit payment.
Once your fully refundable $250 reservation is paid, your chosen lot is held for 10 days while you complete due diligence. All subsequent payments (deposit and monthly instalments) are made by bank transfer, Wise, or on-island bank transfer, never by card.
Caymanian buyers paying from a CI$ account will see the standard CI$ to USD conversion applied at the time of payment by their bank. No currency conversion is applied by Oasis.
All additional costs are disclosed in writing before you sign. Completion costs are disclosed before title transfer.
The only additional costs at completion are:
1. Cayman Islands Government Stamp Duty, a one-time charge payable to the Cayman Islands Government at title transfer. Standard rate is 7.5% of the purchase price or market value (whichever is higher), rising to 10% at or above CI$2 million from 1 January 2026. Qualifying Caymanian buyers are entitled to Government concessions on raw land, see the dedicated Caymanian concessions FAQ below.
2. Legal Administration Fee, a one-time $1,520 fee covering the full legal transfer of title, all documentation, Cayman Islands Government Land Registry registration, and delivery of your deed. Administered locally by Oasis Land Cayman Limited.
First-time Caymanian buyer (single) on raw land:
- 0% up to CI$250,000
- 3.75% in the band CI$250,000–CI$350,000
- Full 7.5% above that
First-time Caymanian group of 2–10 on raw land:
- 0% up to CI$450,000
- 3.75% in the band CI$450,000–CI$550,000
- Full 7.5% above that
Caymanian second-home buyer: different rates apply, see the dedicated FAQ below on stamp duty for a second lot.
Non-Caymanian buyers: standard 7.5% rate (10% at or above CI$2 million from 1 January 2026).
Most lots offered through Oasis Land Cayman Limited fall within the first-time Caymanian concession bands. Always confirm current rates directly with the Lands & Survey Department or your Cayman Islands qualified attorney before completion.
You can also pay off your balance sooner without any penalties, detailed in the Agreement of Purchase and Sale. The plan is provided by Oasis Land Development Limited and arranged locally by Oasis Land Cayman Limited.
$10,000 for Garden View and Ocean View freehold lots.
$20,000 for Waterfront lots (oceanfront and lakefront).

These are the same checks applied by banks and law firms on every registered land transaction on-island. Oasis Land Cayman Limited collects and verifies the documentation locally.

Bank details are issued on the Agreement of Purchase and Sale, and Oasis Land Cayman Limited confirms receipt of each payment.

Your freehold title is registered with the Cayman Islands Government Land Registry and guaranteed by the State.

Your freehold title is recorded at the Cayman Islands Government Land Registry under a unique block and lot number. The registry uses a modern cadastral mapping system that links your title to the precise surveyed boundaries of your lot.
A registered title extract is publicly searchable through the Cayman Islands Lands and Survey Department and can be relied upon as the definitive record of ownership in any transaction, inheritance, or legal matter.
Always confirm the applicable rate directly with the Cayman Islands Lands and Survey Department before completion. Oasis Land Cayman Limited can also introduce you to an independent Cayman Islands qualified attorney for a written opinion.
Many existing Oasis owners secure their second lot on Cayman Brac or Little Cayman, ask our team for the current second-plot releases.
Utilities such as electricity (supplied by Caribbean Utilities Company, CUC), water, and telecommunications are installed to the lot. Septic tanks are normally required for wastewater.
Cayman Brac and Little Cayman
Utility availability varies by lot. Confirmation is included in the Due Diligence Pack on each land page. On Little Cayman, most lots rely on cistern water and private septic.
You may build on up to 30% of the land area on Grand Cayman and 25% on Cayman Brac / Little Cayman, with heights typically limited to:
- Two storeys for most residential lots
- Three storeys on selected lots, up to 35 ft
Detached single-family homes, duplex developments on lots above 12,500 sq ft, pools, cabanas, and outdoor structures are permitted. Final approval rests with the Cayman Islands Department of Planning. Completion costs are disclosed before title transfer.
